approaches for selling lake property that we know of are listed here.
Sell to us. We pay
excellent prices and are one of the most active buyers of lake property
in all of Northwest Wisconsin. We can pay all cash, or we can
spread out the payments over a number of years with a land
contract. We will purchase practically any size property -- from
under 1 acre to over 100 acres.
Sell to a family
member or an acquaintance. Selling to someone you know sounds
simple, but first you’ll have to figure out a fair price. You can
probably get that from a property appraiser -- from the nearest larger
town. When figuring what your property is worth, it‘s best not to
refer to its appraised value from your property tax statement.
Sometimes these values are right on, but sometimes they aren‘t.
And you‘ll have no way of knowing which it is for your property.
List your property with a local
real estate company. There are many good real estate
realtors that can sell your property for you. A common comisssion
rate for raw land is 10%, but this can sometimes be lowered through
negotiation.
Advertise your property in the
classified section of the Minneapolis Star Tribune. Also
consider using the St Paul Pioneer Press and newspapers in Eau Claire,
Wisconsin and Chicago.
List your property on the
Internet. These listings typically cost a lot less than
what realtors charge; although they usually don’t work as well.
Don’t sell your property, trade
it in. Consider trading up or trading down -- exchanging
your lake property for a larger or smaller lake property. If you
exchange your property for one of ours, we can handle the whole
exchange for you. If the exchange is done correctly, you can put
off paying most of the income taxes on your gain until you eventually
sell the new property (the one you traded for). This kind of
trade is called a 1031 Exchange.
People decide to trade their lake property for
another lake property for a number of reasons. Maybe they need a
different type of lake home, now that their life style has
changed. Perhaps their children have grown up and they are
looking for a smaller place on a quiet lake for retirement.
Here’s an example of a trade we have done with a
party that wanted to trade down. A couple owned an older lake
cabin with a wonderful, extra large lake lot. They had owned
their property for a number of years and had seen their property taxes
increase so much that they felt they could no longer afford to pay
them. So, they did a trade with us. They gave us their lot
and cabin, and we gave them a nicer cabin on a smaller lot and a check
for over $250,000
